Why we're different
Why does exterior paint fail so fast up here?
Coatings that last seven to ten years nationally last roughly four to six in Northern Arizona.
The UV Index here regularly peaks at 11 or higher against a national peak of 6 to 8, and that breaks down pigment and binder chemically — chalking and fading, worst on south-facing walls. Surface temperatures on stucco and siding can reach 120°F to 140°F when the air is at 100°F, then fall hard overnight, and the film cracks as it cycles. Flagstaff's roughly 108 inches of annual snow and its freeze-thaw cycling blister rigid coatings off wood and fascia.
Exterior painting here is not a cosmetic decision. It's the layer keeping water out of your walls.
Why is your bid higher than the fast one?
Partly prep. Mostly the schedule.
Sherwin-Williams publishes two different recoat windows for SuperPaint Exterior Latex depending on temperature: 4 hours at 45°F and above, and 24 to 48 hours between 35°F and 45°F.
At our elevation, surfaces sit under 45°F for much of the working day in spring and fall. A crew that sprays in the morning and recoats after lunch has put the second coat over a first coat that the manufacturer says needs another day. It isn't cured, it traps moisture underneath, and that is why the job looks great in October and peels by the second spring.
We recoat when the surface allows it. That takes longer and it's the entire difference.
What does your prep include?
Extensive power washing to strip chalked coating and abrasive dust
Scraping all flaking and failing paint back to sound substrate
Stucco crack repair with mesh, and sealing of porous masonry
Rotted fascia replaced, worn timber restored
Bonding primers where the substrate needs them
Heavy-duty drop cloths and specialty masking over landscaping, windows and hardscape
Daily site cleanup
Two coats standard. Raw substrate gets primer. We do not cross-hatch.
What products do you use?
Sherwin-Williams, selected by substrate and exposure. UV-resistant formulations where sun is the enemy, moisture-managing systems where freeze-thaw is.

Keystone Finish, LLC, DBA Keystone Painters — an Arizona LLC founded in 2025. The owners have been painting since 2012, with crew leaders bringing five to twenty years each. We left companies that sent a cut of every job to another state and measured us against production quotas. We live here.
