Why We’re Different
Why do commercial repaints fail early in Northern Arizona?
Because of what the environment does, and because of how most jobs are scheduled.
Standard architectural coatings last seven to ten years nationally. In this region that drops to roughly four to six. The EPA UV Index here regularly peaks at 11 or higher against a national peak of 6 to 8, and that ultraviolet load chemically breaks down pigment and binder — chalking, fading, and micro-cracking, worst on south-facing walls.
Thermal cycling does the rest. When air temperature hits 100°F, surface temperatures on stucco and siding can run 120°F to 140°F, then plunge overnight. The film expands and contracts until it fissures, and monsoon moisture enters through the cracks.
Flagstaff adds around 108 inches of annual snowfall and hard freeze-thaw cycling that blisters rigid films off wood and fascia.
What most contractors get wrong about the schedule
Sherwin-Williams publishes two recoat windows for SuperPaint Exterior Latex, and the difference is not small:

At our elevation, surfaces sit below 45°F for large parts of the working day through spring and fall — including days that feel warm by afternoon. A crew that sprays a first coat in the morning and recoats after lunch has applied the second coat over a first coat the manufacturer says needs another full day.
That coat is not cured. It traps moisture and solvent underneath, and it is a direct mechanism for the peeling you see on buildings that were painted two years ago.
This is why our schedule is longer than the cheapest bid. We recoat when the surface temperature says we can. Recoat and dry times depend on temperature, humidity, and film thickness, and we plan around the actual conditions rather than the calendar.
What does your prep actually include?
Extensive power washing to strip chalked coatings and abrasive dust — not a rinse
Scraping all flaking and failing paint back to sound substrate
Stucco crack repair with mesh, and sealing of porous masonry against moisture intrusion
Replacement of rotted fascia and restoration of worn timber
Deep-penetrating bonding primers where the substrate requires them
Heavy-duty drop cloths and specialty masking to protect glass, hardscape and landscaping
Daily site cleanup for the duration
Two coats is standard. Raw substrate gets primer.
A cheap bid describes prep too. What it delivers is minimal sanding, a single coat over unprimed surfaces, and overspray on things you cared about.
What products do you use?
Sherwin-Williams, specified by substrate and exposure. For this region that means UV-resistant formulations on sun-loaded stucco and elastomeric or moisture-managing systems where freeze-thaw is the threat.
