2. We walk your building.
Fifteen minutes, on site, at your convenience. We measure, look at floor composition, note access constraints and cleaning windows. No pricing before this — anyone quoting your building sight-unseen is guessing, and you'll pay for the guess either in money or in quality.
3. You get a written scope and a fixed price.
Every zone, every task, every exclusion in writing before anyone starts. Then we schedule and the same crew begins.
Why We're Different
What is actually included in a standard commercial clean?
We work in four zones, and every zone is written into your scope so there is no argument later about what "cleaning" meant.
Zone 1 — Reception, waiting areas, hallways. Vacuuming of carpet, mats and runners. Hard floors swept and damp-mopped with commercial neutral cleaner. Entry glass spot-cleaned inside and out. Reception desk, tables, door handles, light switches and elevator buttons wiped and sanitized. Trash emptied, bins wiped, liners replaced.
Zone 2 — Private offices and workstations. Desk and recycling bins emptied and returned to position. Open, unobstructed surfaces dusted. Carpet vacuumed including under desks. We do not move paperwork, files, or electronics. That's a firm rule, and it protects you as much as us.
Zone 3 — Restrooms. Toilets and urinals cleaned, sanitized and descaled inside and out. Mirrors polished streak-free. Sinks, counters and hardware sanitized. Paper and soap restocked from your inventory. Floors swept and wet-mopped with commercial disinfectant.
Zone 4 — Breakrooms and kitchens. Counters, tables and appliance exteriors sanitized. Sink scrubbed, faucet polished. Hard floors swept and damp-mopped. Trash emptied and relined.
What is not included?
Personal dishes. Interior appliance cleaning, which is a quarterly add-on. High-dusting above six feet. Machine scrubbing, stripping or waxing of VCT. Carpet extraction.
We put the exclusions in writing because a scope that only lists inclusions is a scope designed to produce an argument.
How do you prevent cross-contamination?
The Color-Coded Microfiber Matrix. Every cloth is assigned to a zone and never crosses into another one.
Red — toilets and urinals
Yellow — restroom sinks, counters and mirrors
Green — breakrooms and food preparation areas
Blue — offices, clinical desks and waiting areas
A cloth used on a urinal cannot physically end up on a breakroom counter, because it is not the same cloth and it never leaves its zone.
What do you clean with?
EPA-registered, hospital-grade disinfectants applied at full label dwell time. Our commercial line comes from Spartan and EcoLab — institutional supply, not retail shelf.
Vacuums are HEPA-filtered, which matters in medical and allergy-sensitive environments.
Who is actually in my building?
Everyone who works a Keystone job passes a background check before they set foot on your property. The same crew returns to your account, so the people in your building after hours are people you can name.
What about the deep clean?
Everything in the standard scope, plus high and low dusting that breaks the six-foot plane — ceiling vents, high fixtures, ceiling fans — and hand-wiping of baseboards, door frames and kick plates. Interior of breakroom refrigerators and microwaves fully sanitized. All interior partition glass, boardroom windows and glass doors cleaned. Restroom grout lines scrubbed to eliminate embedded odor-causing bacteria.
